Before your builder will put a shovel in the ground, the local government must first approve the design and provide all necessary permits for everything ranging from zoning to grading, which means changing the contour of the land in order to accommodate a home and driveway, to any septic systems, home construction, electrical and plumbing work. Once all the permits have been acquired, physical construction can start.

Often, the site preparation and foundation work are done by the same team, however, this is not always the case when dealing with a wooded lot.
