What to Expect During Post-Construction

Contrary to popular belief, the construction process doesn’t stop when a construction service wraps up for the day. The phase that follows construction, known as post-construction, is a crucial part of the project. Without this stage, the building owner may feel overwhelmed and lost.

The post-construction phase will help to sort out any loose ends before the building is handed back over to the owner. This includes final inspections, training for the property owner, and so much more. Below we will walk you through this crucial part of the construction process so you will know exactly what to expect.

What is Post-Construction?

Post-construction, as mentioned above, includes all the final processes needed in order to be able to hand the keys of the building back to the property owner. This will include completing all key list items, such as checking to see if all the new systems work as they should, a final walkthrough, clean up, to name a few.

Final Inspections and Walkthrough

Prior to the inspections and walkthrough stage, all the items on the list must be completed. A punch list is a document that will define all contracted items that require immediate attention before the final completion of payment to the construction contractor.

When the construction has been completed, the crew, including the General Contractor, and the architect (when applicable), will do one last walkthrough of the building to guarantee all the specifications have been completed and the building is fully functional and ready for occupancy. Only then will the architect sign what is known as a Certificate of Substantial Completion. Once it has been confirmed that the building is fully compliant with all the local permits and regulations, the government will issue a Certificate of Occupancy, this will detail that everything has been checked, and the building is ready for occupancy.
